Platform 04 — Renovation

Buyers are still paying. They are paying for condition.

Dubai Marina in 2026 has produced an unusual gap — prices up, price per square foot down, transaction volume down sharply. Read those three numbers together and they tell you something specific: tired stock is sitting. That is the entire thesis of this business.

The model

Speed beats margin on a flip

Buy an underperforming apartment in a building with proven sales depth. Renovate it in sixty days. Sell it within ninety, priced slightly below the building's average rather than above it. We work where the exit is proven — not where the entry looks clever.

Where the analysis does the work

Systematic, not opportunistic

We rank buildings by transaction volume, establish an average sale price per building, then hunt for units priced below their peers for reasons that renovation can fix. That process runs on transaction-level data rather than broker instinct — which lets a small team screen the whole market continuously.

Structure

In the investor's favour

Investor capital acquires the property, registered in the investor's own name or entity. We manage renovation and resale. Profit is split in the investor's favour. Running two to three projects concurrently also brings renovation cost down through shared trades and materials. Full terms are provided to qualified investors.
